To facilitate your property's successful listing, marketing, and leasing, we have a one-time setup fee. We offer a tiered setup system to provide you with options for enhanced marketing and advertising to expedite the leasing process:

During occupancy, our management fee equates to 15% of the rent collected, with a minimum fee of $100 for properties renting for less than $1,000.

Lease Only

Cost: 1 Months Rent

If you like to manage your own property, this  plan allows us to help you acquire a tenant for your property for to one months market rent.

 

No monthly management fee or services included 

Full Service

Cost: 15% of Monthly Rent + Start Up Fee

If you'd like to completly step back and allow us to to all the heavy lifting, we are ready.  For a small monthly fee we will handle it all and keep you in the loop when necessary.

Management Tiers

Tier 1

This tier includes a comprehensive package featuring current market analysis, rent value assessment, professional photography, detailed property inspection, online marketing, broker-accompanied property tours, background checks, credit screening for tenants, and rental agreement drafting and execution.

Tier 2

Building upon Tier 1, this tier incorporates virtual staging to present your property in its best light. Virtual staging has proven to increase interest and expedite the leasing process by allowing prospective tenants to envision the property's potential.

Tier 3

Tier 3 encompasses all the benefits of Tiers 1 and 2, along with premium marketing boosts through our integration with third-party websites such as Zillow, Realtor.com, Rental Beast, and our local multiple listing service. This heightened exposure ensures that your listing garners maximum visibility and prominence on these platforms.
