You have questions.  We have answers. 

Are you pet friendly?

This depends on the owners and each property. Typically deposits are $300 per cat and $400-500 per dog. Specific breeds may not be approved.

What is the lease length?

Depends on the time of year, typically 12 months with option to renew for another year.

Who covers utilities? Landlord or tenant

This depends on the rental property. It usually falls to the tenant and will be specified in the lease.

What appliances are included?

This depends on the rental property. Typically most kitchen appliances are included. Please be sure to confirm at the showing, if washer/dryer or any other appliances convey.

Do you sell real estate too?

What is included in the application request?

Each adult over 18 must apply and pay the $150 application fee. Please include proof of income, most recent two months bank statements, pay stubs, if earlier in the year you can also provide your W2 received. We may require additional documentation. Please ensure it includes your name, address and source. PDF is the preferred format. Application includes income verification, background, rental, and eviction checks.

What is required of me to move in?

Security deposit is required up to two months (depending on credit/background check). Applicable pet deposits must also be paid prior to move in. First month's rent must be paid five business days prior to move in. You will also be required to transfer your utilities into your name and provide proof of utility transfer. Lastly, renter's insurance is required in the amount of $300,000 per individual (unmarried). If married, you may have a joint policy.

How do I pay rent?

Rent can be paid online through your portal or if you need to mail any payments please be sure to note the property address and Olive Property Management to be sure funds are deposited correctly.

When is rent due?

Rent is due the 1st of every month. On the 5th of the month a late fee will be charged.

How do I request maintenance?

For non-emergency maintenance requests, please submit a request through your tenant portal. For emergency maintenance, please call us at 919-670-0122. You may text and leave a voicemail.

Emergency maintenance requests include:
  • Water leaks and burst pipes - Please turn main water shut off and then call your property manager.

  • Fire and/or smoke inside the property - Please leave home, call 911 then your property manager.

  • Gas odor/carbon monoxide detector alarming - Please leave home, call gas company then your property manager.

Can I get my security deposit back when I move out?

Under North Carolina law, a landlord must return the tenant's security deposit within 30 days after the tenant has moved out. If the landlord's claim against the deposit can't be finalized within that time (for example, if necessary repairs haven't been completed), the landlord may send an interim accounting at the 30-day point and then a final accounting within 60 days of the tenancy's termination.
